New Jersey has launched the filing season for the PAS-1, a single, streamlined application that allows eligible seniors (65+) and disabled residents to apply for three property tax relief programs at once: ANCHOR, Senior Freeze, and Stay NJ.

How to Apply
Online: The application is live at propertytaxrelief.nj.gov.
Mail: Paper booklets are being mailed to over 500,000 households this week.
Deadline: The deadline to complete the PAS-1 is November 2, 2026.
Eligibility & Income Limits
Senior Freeze: Total annual income must be $168,268 or less for 2024 and $172,475 or less for 2025.
ANCHOR: Income must be $250,000 or less for homeowners and $150,000 or less for tenants.
Stay NJ: Homeowner income must be $500,000 or less.
Benefit Distribution Timeline
Though residents are encouraged to apply now, payments are scheduled for the following dates (subject to state budget appropriations):
Senior Freeze: July 2026
ANCHOR: September 2026
Stay NJ: February 2027
Note for previous applicants: If you applied last season, the Division of Taxation will begin mailing the first installments of Stay NJ benefits on February 9, 2025. In late 2026, the State will send letters to all PAS-1 filers detailing their specific benefit amounts for each program.
